MADRONA PASSIVE HOUSE
Situated on a steep slope overlooking Lake Washington, this Passive House was a technical accomplishment for its solutions that address energy consumption, geotechnical challenges, and permitting restrictions. The house is achieving net-zero electrical demand with the assistance of a rooftop PV array.
The progression through a gated entry brings occupants through a series of outdoor spaces that provide various areas of semi-private outdoor living throughout the site. The main floor is the social center of the home, spatially connecting the kitchen, dining, and living spaces with superior views out to the lake. Up the central stair brings you to the owner’s suite and office. The lower level, which has been designed to become an ADU in the future, houses two bedrooms and family room with walkout access to the east yard.
Along with a well-insulated wall assembly, high performance windows were used to meet and exceed passive house standards, allowing for plentiful eastern glazing to capture the views of the lake. Operable shades were an effective method to control heat gain and adjust light quality. This project was able to design a good balance between technical requirements, site planning, and modern domestic living.
